Quiet location within striking distance of the Royal Mile. We were in room three, which is large and pleasant. Plenty of local eateries.
We didn’t see another human in two days at the property; just made it difficult to ask questions. Our room only had a full bed, even though it was plenty big to have a queen. Hot water pressure was very poor. No option for breakfast, were they remodeling in that room? We don’t know, we couldn’t ask anybody.

It was a lovely room that was spacious and clean a reasonable walking distance from the university, the downtown tourist area, and Holyrood Park.
The shower stopped working for two days due to low water pressure. Staff claimed it was a city problem and did not offer any type of solution. I paid for a place to sleep and shower and only got one of those.
