Confirming the other reviews as regards the location: you are literally one minute away from the historical center of Matera. The breakfast was also abundant. I can only recommend this B&B!
One minor thing: due to its size, my room (for one guest) had a sliding door, which means more noise comes in, but it wasn't a problem for me.

Location is perfect to access old town without difficulties commuting by car. The breakfast was lovely. Cleanliness and overall housekeeping great. Staff so very helpful and friendly. Quiet at night. 7stairs up to small elevator - fyi.
